Our client is an established property development and investment property in Malaysia, managing a portfolio of commercial and residential assets. The team maintains high standards of building safety, reliability, and operational efficiency, with a strong focus on regulatory compliance and service excellence for tenants and stakeholders. Properties are based in Bukit Bintang Area. 

About the Role

The Building Maintenance Manager will lead and manage the site maintenance team to ensure smooth day-to-day building operations, safety, and statutory compliance. This role oversees preventive, corrective, and predictive maintenance for all major building systems, manages budgets and vendors, resolves operational issues efficiently, and partners closely with tenants/stakeholders to maintain service standards across the asset(s).

This position requires a hands-on, proactive leader with strong technical capability in MEP systems, sound judgement in urgent situations, and the ability to work flexible hours (including weekends) when required.

Key Responsibilities

• Team Leadership
  • Supervise and manage a team of maintenance technicians
  • Plan schedules, assign tasks, and track performance/productivity
  • Recruit, train, and develop team members; conduct coaching and performance reviews
• Operations Management
  • Oversee preventive, corrective, and predictive maintenance programs for MEP systems (HVAC, electrical, plumbing, fire protection)
  • Monitor and optimise Building Management System (BMS) performance
  • Manage maintenance budgets, procurement, and cost controls
  • Prepare reports on building performance, incidents, and maintenance activities
  • Handle tenants’ complaints and day-to-day service issues
  • Review and coordinate tenants’ renovation, fit-out, and reinstatement works
• Compliance & Vendor Management
  • Manage contractors/service providers; ensure service quality, timelines, and safety standards
  • Negotiate contracts and manage performance against scope/SLA
  • Ensure compliance with relevant regulatory requirements and building guidelines including:
    • JKKP/DOSH, DBKL, Suruhanjaya Tenaga (ST), Bomba, UBBL
    • Utilities/related authorities: TNB, Air Selangor, JSM and other local authority requirements
  • Coordinate statutory inspections, certifications, audits; maintain proper documentation and readiness
• Emergency & Risk Management
  • Lead emergency response planning (fire, power failure, system breakdown)
  • Conduct drills and ensure team readiness; drive post-incident corrective actions
• Strategic Planning & Continuous Improvement
  • Develop maintenance strategies, KPIs, and continuous improvement plans
  • Recommend equipment upgrades and efficiency improvements
  • Drive energy conservation and sustainability initiatives

Requirements

• Education & Certification
  • Diploma or Bachelor’s Degree in Mechanical/Electrical Engineering, Building Services, or Facilities Management
  • Chargeman Certificate (A0/A4) – advantage
  • Competent Person (CP) certification – advantage
• Technical Skills
  • Strong knowledge of MEP systems and building operations
  • Working knowledge of building structural systems, waterproofing, and civil works
  • Understanding of Malaysian building codes and safety regulations
  • Sound energy management knowledge
  • Familiarity with BMS/building automation – advantage
• Experience
  • Minimum 5 years in building maintenance/facilities management
  • At least 2 years in a supervisory/managerial capacity
  • Exposure to commercial buildings, shopping malls, condominiums, or industrial facilities
  • Proven track record in team leadership, contractor management, and budget control
• Language & Work Requirements
  • Good communication skills in English and Bahasa Malaysia
  • Willing to work flexible hours including weekends as required
  • High integrity, accountability, and a results-driven mindset

Responsibilities:

• Lead the preparation of monthly, quarterly, and annual consolidated accounts for the group and its subsidiaries, ensuring full adherence to HKFRS/IFRS reporting standards.
• Manage project-related financial performance, including cost reviews, revenue recognition using percentage‑of‑completion, and cash flow planning for ongoing construction projects.
• Oversee group-wide tax matters and act as the main contact for external auditors to ensure smooth completion of statutory audits and regulatory filings.
• Develop and refine financial control frameworks specific to construction operations to strengthen governance, efficiency, and risk mitigation.
• Provide timely financial analysis to support management decisions, including tender assessments, project feasibility reviews, and financing activities.

Responsibilities:

Application & ERP Enhancement

• Collaborate with business units to identify opportunities for system enhancement and deliver solutions that enhance efficiency and decision-making.
• Ensure that application architecture meets compliance, security, and scalability requirements.
• Oversee the upgrade, implementation, and optimization of ERP systems to support business operations

IT Operations & Infrastructure

• Standardize systems and processes to ensure data consistency and cross-border operational visibility.
• Maintain a secure, scalable, and high-availability IT infrastructure across all regions.
• Manage vendor relationships and negotiate regional IT service contracts.

Strategic Leadership & Digital Transformation

• Champion AI-driven solutions aimed at operational automation, demand forecasting, customer personalization, and predictive maintenance.
• Lead initiatives for process transformation to enhance service delivery, reduce costs, and streamline workflows across all business units.
• Advise senior leadership on investment priorities, digital trends, and emerging technologies.
• Develop and execute a regional IT strategy that aligns with the Group’s multi-sector business objectives.

Cybersecurity, Compliance & Risk Management

• Conduct regular security audits, penetration testing, and disaster recovery drills to enforce robust cybersecurity frameworks that protect corporate, customer, and payment data.
• Ensure compliance with local data privacy regulations.

Project Management Excellence

• Establish KPIs and reporting mechanisms to monitor project progress and benefits realization.
• Lead multi-country IT projects from initiation through to completion, ensuring they are delivered on time, within scope, and on budget.
• Apply structured project management methodologies (e.g., Agile, PMP) to ensure transparency, stakeholder alignment, and risk mitigation.

Qualifications & Experience

• A Bachelor’s degree in Information Technology, Computer Science, or a related field.
• At least 15 years of progressive IT experience, with a minimum of 3 years in a management role.
• Proven experience in ERP enhancement, application integration, and digital transformation within the hospitality, leisure, or property sectors.
• Familiarity with cloud-based enterprise solutions, POS, ERP, and CRM systems.
• Demonstrated success in managing large-scale IT projects with cross-border teams.
• Strong communication, negotiation, and stakeholder management skills in multicultural environments.
• Fluency in both English and Chinese.
